Design efforts for the Philadelphia Office Headquarters began at the onset of the pandemic. The programming and planning for the new space remained fluid as the design team assessed temporary working dynamics in contrast to permanent working expectations going forward. We set up focus groups and peer groups comprised of a broad and diverse mix of internal staff. All staff were provided surveys to inform the design team of important considerations for the new office design. After careful consideration of these varied indicators our design intent focused on creating a space for meeting, collaboration and gathering. It would be a less traditional formal office with fewer walls, more open space and grand viewsheds throughout the office. Our final program removed the reception desk, a receptionist, and removed a branding wall at the entry to our space. The design focused on open and wider circulation paths, added collaborative areas, teleconference meeting rooms and health and wellness areas.

To support these spaces, our design intent highlighted 4 key aspects for a new collaborative work environment. These included the quality of air in the environment, the management of natural light throughout the space, the impact of sound transmission in the workspace, and the importance of wellness infused throughout the office.

• Air- Superior Merv 13 air filtration filters used throughout the HVAC system. Indoor air monitors throughout the space provide instant data on indoor air quality.

• Light – Exterior daylight is managed across all elevations. Daylight harvesting and room occupancy sensors provide quality artificial light in an efficient and cost-effective manner.

• Sound- Sound absorbing materials are used in meeting and gathering spaces to help mitigate sound. A sound masking system is used to provide a gentle ambient background sound and reduce noise distractions.

• Wellness- Preserved moss walls and living walls are introduced in multiple locations in the space to help boost employee wellness. A wellness room and shower room are available to enhance employee health and comfort. Sit/stand desks in every workspace promote physical movement for each team member.
